A sluggish yet steady & stable market in the Fairfax county has been reflected entire 2016.
January 2016 started with average days on the market as 75 days for a property dipped to a lowest during spring market in May at 39 days and spiked back up over the course in June/July and now in August we are up 49 days. Fairfax county housing market has been steady but a very slow pace market.
Similar to Loudoun county housing market report throughout the year the averages sales price to the sold price ratio has been over 95%. Which means the slow market did not reflect a low ball sell out the market. Fairfax did have a stronger buyers market but the sellers were not willing to give up the equity by selling at low.
Unlike Loudoun county Fairfax new construction has no impact on the resale market. New construction in Fairfax caters to buyers who are looking for $1M + homes or a custom home in a specific area. Location plays a key role in the new home market in the Fairfax area. Apart from the location, we have a surge in tear down especially Falls Church, Vienna, and Annadale area. Those market also have cool off this past year. Inventory is on the rise. Since the builders bought the site at a premium many don’t have much room to negotiate after the construction and carrying cost
So what to expect out out of the remaining 2016 housing market in the Loudoun county area ? Does Election play any role influcing the housing market of the Northern Virginia area?
Even though DC metro’s largest employment depends on government contracting. The election year does not have a significant effect on the local real estate market. Yes, we do see a turnover in the housing market as get the influx of people moving in and out of the area due to change in the administration. Beyond that, from my past experience, we have remained unchanged.
The long run of LOW-interest rate has been taken for granted by many of the home buyers. Home buyers attitude is “the interest rate are not going anywhere why to rush and buy today!” Which most economist and the lenders in the area have portraited for us.
To summarize the outlook for remaining 2016
For my home sellers in the Fairfax County: You have experienced a slow and steady market. It may further slow down. Especially the luxury home buyers market is very soft. If you can hold off until next year you can wait and watch. If you have to sell you will have to stage, market and price it right to attract right buyer for your home.
For my home buyers in the Fairfax county: You have ample to choose from however low balling a seller won’t get you the deal. If your offer is a reasonable offer you should be able to negotiate the home inspection items which can impact living in the house both for short term repairs and long term repairs. Seller paid home warranty can also help home buyers.
